Request for Income and Expense Information from Owners of Income-producing Properties
Income and expense surveys were mailed to the owners of income-producing properties (apartment communities, retail, services and commercial and industrial warehouses) during the period from July 28 through July 29, 2009. Local assessors throughout Northern Virginia require the annual filing of similar income and expense surveys. As required by state law, income and expense information collected is kept strictly confidential.

Request for Copies of Recent Real Estate Appraisals
City Assessor Richard Sanderson requests that Manassas Park property owners who have purchased real estate or had their real estate appraised since January 1, 2009, provide him with a copy of any written appraisal stating the market value of the property. Many property owners have provided copies of appraisals as part of the assessment review and appeal process, but additional compliance is being requested. Each year the City Assessor prepares a sales ratio study comparing current year assessments to sales that occurred during the current year in order to determine how assessments should change for the upcoming year. Because so many sales are occurring that reflect forced sales conditions (short sales, bank-owned property sales, auction sales, etc.) a comparison of assessed values to appraised values will also be considered.
Copies of real estate appraisals can be hand delivered to City Hall (1 Park Center Court, Manassas Park, VA 20111) or e-mailed as an electronic document attachment to r.sanderson@manassasparkva.gov. Mr. Sanderson can be reached at 703-335-8811.
